Q & A #2 Question: Sell Property Ourselves or Hire a Realtor®

Question: Should you sell your property yourself or hire a Realtor®?

Short Answer: It's not as as easy as saying one or the other.

So, you have decided to sell your property. And hopefully you
’ve already made a list of tasks you must develop to successfully carry out this transaction.

Now you must decide if you are going to sell the property yourself or if you are going to hire a real estate agent.

Is selling it myself the best option?

The first option that comes to mind is to sell the property ourselves.

It is a task that does not require advanced knowledge and after all, if we sell it alone, we will not have to pay a commission, right? This may seem like the best option available and you may even succeed; however, I want you to understand something:

If you were to promote your property, your ad is only one in a sea of other advertisements of properties in promotion.

Since this is not your profession (I'm guess you're not a professional real estate agent), your property will be buried among many other ads from other similar properties.

This then becomes a simple game of chance. A professional agent will have captured a good number of properties in promotion and specialize in a type of property or a sector of the city, or perhaps groups of potential buyers who are interested in this type of property.

The probability of selling in a shorter time and at a higher price increases when we hire a real estate agent.

Can hiring a professional be a better option?

Yes! Especially if choosing a competent agent. When deciding to let a real estate agent sell your house, there are ways to find out if the real estate agent is truly a professional.

When hiring a professional agent, the first thing I suggest you do is interview this person. During this interview, you should ask certain questions that will help you decide if they are truly a professional:

·     Does the agent work with a real estate office or independently?
·     Has the agent been professionally trained?
·     Does the agent invest in promotion or are they limited?
·    Does the agent you are interviewing assign a team who will be responsible for the commercialization of your property and have a phone number answered by someone they know and knows about your property?
·     Is the agent with whom you interview an expert in the area or in the type of property you are selling?
·     Has the agent shown that they know the steps to sell your property?

Unfortunately, many people without experience or training say they are in business without necessarily being real estate professionals.

I highly recommend you always hire agents associated with legally instituted companies dedicated to real estate brokerage, agents that present you with a marketing plan and describe what they will do to sell your property step by step, agents who are specialized in the type of property you have for sale (and can prove it,) and finally agents who are committed to you and are your partners at the time of selling your property.
