If you're looking to get a new place to live, I’d like to share my advice for those hoping to buy a home in the new year.

​Here are a few of my tips:

1. Start early – I recommend homebuyers start working with a real estate professional now, even if they aren’t planning to purchase until the spring or summer. It's free for the buyer anyway so take advantage of your very own personal shopper!

2. Clean up your credit – Six months can be plenty of time to improve credit scores. Homebuyers should commit to paying off credit card and student loan debt as much as possible.

3. Determine a comfortable monthly payment – There’s a difference between how big of a mortgage a homebuyer can be qualified for and how much they can afford. Buyers should look at their monthly budget to determine their ideal mortgage payment.

When it comes to homeownership, every bit counts. Start saving, keeping track of expenses, watching your wallet and the interest rates, as well as the areas you're interested in living. Check out the prices in that area. What does it take to buy a home there with 5% down (if you don't have 20%).
